Superintendent Job Description

Provide overall leadership for on-site field administration/supervision and technical management for all construction operations, including direct supervision of assistants, foreman, subcontractors, and other construction related personnel.  Superintendent is responsible for directing them in planning, coordination and execution of work on time, within budget, attaining or exceeding profit goals, maintaining a safe work place, promoting and enhancing client relationships and the company image.

Duties and Responsibilities

  • Ensuring that both the health and safety project plans are implemented
  • Being on site to oversee all the construction process
  • Organizing the workers and ensuring that they are performing as required
  • General inspection of the workers and their performance and safety
  • Ensuring that the stipulated safety rules and regulations are met
  • Supervises the subcontractors and ensures that they are punctual and that they deliver
  • Ensure that quality is preserved in the construction process and that the budget is maintained
  • Organizes, coordinates, and supervises the work of the Foreman, Sub Foreman, and/or draft employees on construction projects
  • Determines work priorities and coordinates work activities within the design area and/or with others outside of the office; apportions work among employees according to abilities or specialized training
  • Collaborates with administrators on the supervision of all work operations
  • Exercises control over rate of construction progress in order to complete construction project within time limits; schedules jobs and operations
  • Estimates materials needed for specific jobs; estimates manpower needed for specific jobs
  • Lead inspection and commission of day to day construction work to enforce conformity to specifications
  • Supervises craft supervisors, clerical staff, and other personnel employed in construction work
  • Acts as an adviser on job related problems
  • Deals with individuals demanding information or service, such as agencies, department heads or others
  • Performs other related duties as assigned
  • Assist Preconstruction and Project Management to develop an initial project schedule and communicate sequence and schedule updates to all subcontractors and vendors.
  • Develop, maintain, and enforce a project site logistics plan and temporary facilities plan.
  • Management of an OSHA site visit
  • Participate with the Project Manager in issuance of monthly progress report, monthly payment applications, anticipated cost report, and other financial cost reports.
  • Perform and monitor all job site control reporting measures including daily reports, petty cash report, payroll, quantity reporting, accident and incident reports, and time sheets.
  • Possess working knowledge of all project plan, specifications, contract with Owner, subcontracts purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents, and maintain a complete and accurate set of as-builts.
  • Coordinate and manage all material deliveries, subcontracts, and self perform work.
  • Perform a qualitative review of all contract documents for potential conflicts or interpretation issues to mitigate risk.
  • Ensure timely project completion through project scheduling, expediting of material deliveries and the management of material and document submittals/approvals.
  • Responsible for the layout and field engineering in accordance with all project requirements
  • Ensure that all requirements of insurance, safety, labor relations, and Equal Employment Opportunity are met.
  • Understand all trade contractor's means and methods in accordance with project contract documents.
  • Coordinate daily construction activities within existing operating facilities.
  • Maintain a set of contract documents that contains all the current contract changes and clarifications
  • Develop and execute a plan for monitoring and completing punch list items. Coordinate all required field inspections
  • Provide technical assistance to all members of the project team
  • Promote the growth and development of client, subcontractor and vendor relationships.
  • Identify new work opportunities and inform Business Development of potential projects with current clients.

Education and Qualifications

  • High School Graduate

Working Conditions

  • Standard Office Environment - 10% of the time
  • Travel - 25% of the time
  • Lifting - 10% of the time
  • Continuous Standing - 40% of the time
  • Exposure to Loud Noises - 10% of the time
  • Required to inspect work on the job site to view progress and direct the work including, but not limited to: climbing ladders, cluttered areas, bad weather, hazardous areas, dark conditions.
